Little Hulton Health Centre is Healthcare Project of the Year

Little Hulton Health Centre in Salford has been recognised in the Partnerships Awards 2021, winning Healthcare Project of the Year 2021 at the postponed awards ceremony on Thursday 19th May. 

The awards recognise outstanding achievements in public-private partnerships, and being recognised as Healthcare Project of the Year reflects the success of the partnership between Salford Primary Care Together the GP partner), NHS Salford Clinical Commissioning Group, Greater Manchester Pension Fund and the unique ZCap shared ownership structure to deliver this much-needed facility for the people of Little Hulton.

Little Hulton Health Centre provides the local community with state-of-the-art primary healthcare services in a convenient neighbourhood location. The two-storey 1,600sq.m building provides accommodation for GPs, a range of enhanced primary care services, community services and bookable clinical space all under one roof, offering a joined-up clinical service in modern fit-for-purpose premises.

The project was developed using the innovative ZCap shared ownership structure developed by Castle Gate Projects. The shared ownership model removes all the traditional property development /ownership risks for the GP partner whilst still offering them long term investment returns without the requirement to provide any capital or personal funding guarantees.

 

David Gratrix, Director of Castle Gate Projects Ltd, is delighted the project has achieved this coveted award: “We are very proud to have played a part in delivering this new health facility for the Little Hulton community. The project had been delayed for a number of years but the ZCap delivery model allowed the project to move forward quickly, minimising ownership risks but ensuring full control over the building. Winning this award really recognises the partnership working and innovative solutions that got the project to completion.”

ZCap project is finalist in Partnerships Awards 2021

We’re delighted that ZCap’s Little Hulton Health Centre in Salford has been recognised in the Partnerships Awards 2021 and is a finalist in the Healthcare Project of the Year category.

The awards bring together key decision-makers from the public and private sectors to recognise and reward outstanding achievements in public-private partnerships.

Salford Primary Care Together and NHS Salford Clinical Commissioning Group worked together with Castle Gate Projects and Greater Manchester Pension Fund and its Fund Manager Alpha Real Capital to deliver this much-needed facility for the people of Little Hulton, with the project developed via the innovative shared ownership ZCap® primary care property model. 

The ZCap partnership delivers these keys benefits:

  • GP shared ownership with full operational control of the building, no restrictions 

  • No capital or personal guarantees required from the GP partners 

  • GP investment returns with no development fees or negative equity risks 

  • ZCap funder benefits from long term index-linked income and capital growth 

  • ZCap funder enjoys social dividend, re-investment into local social infrastructure 

 

The awards ceremony will take place on 16th December at The London Hilton, Park Lane.

Little Hulton Health Centre awarded BREEAM Excellent rating

The ZCap-developed Little Hulton Health Centre has been confirmed as BREEAM Excellent rated – a brilliant achievement for the whole team who worked on this much-needed community building.

The building provides the local community with state-of-the-art primary healthcare services in a convenient neighbourhood location.

We're delighted to have been part of the team that made this project possible for our NHS partners, Salford Primary Care Together and NHS Salford CCG.

Little Hulton Health Centre is now open!

We're delighted to have been part of the team that made this project possible for our NHS partners, Salford Primary Care Together and NHS Salford CCG.

This innovative shared ownership two storey development houses GP services as well as a range of enhanced primary care services, all under one roof, offering a joined-up clinical service in modern fit-for-purpose premises.

Salford Primary Care Together and NHS Salford Clinical Commissioning Group worked together with Greater Manchester Pension Fund to deliver this much-needed facility for the people of Little Hulton and are delighted that it is now open and delivering services to the community.

The project was developed via the innovative shared ownership ‘ZCap® primary care property model’ from Castle Gate Projects.

Liz Cross, Chair of Salford Primary Care Together commented: “We are really proud to have delivered this new building for the Little Hulton community and it’s incredibly exciting to have now reached the point when clinical services start. This facility has been a long time in the planning; local residents and patients have had the opportunity to contribute their ideas and thoughts throughout this time. We hope they have a real sense of pride in using this modern, high quality facility.”

Lower Broughton Community Hub

2,200sq.m of new primary and secondary care and complementary retail.

A new development as part of a local Authority Urban Regeneration of a district centre. The new Hub integrates with the new retail complex sharing access and parking. Due to 1/1000 year flood risk the ground floor provides additional health related retail and secure parking with the heath services on the first and second floor.

Walkden Replacement GP Surgery

800sq.m of new primary care.

Relocation of a growing GP practice, looking to extend their services into a purpose built facility. Accelerated delivery needs due to existing property pressures is being mitigated by ZCap speed of delivery. Modern Methods of Construction are being designed in to reduce the construction period.

Irlham Community Hub

2,300sq.m of new primary and secondary care and complementary retail.

The development of an existing medical centre into a Community Hub extending both GMS and Secondary Care services. As this is an existing live medical site the development is to be delivered in phases ensuring existing GP services are not disrupted. Modern Methods of Construction are being designed in to reduce the construction period and disruption by ensuring offsite volumetric building sections are delivered only at weekends.
